Romance may not be all that awakens while two best friends renovate a
mansion rumored to be haunted.

If you kiss your best friend…

Halloween-loving Ren needs a new job. The only problem? The sole accountant
opening in her small town requires construction experience, which are skills
she lacks. Luckily, her best friend Leo— sexy, grumpy and completely
off limits— is a construction hotshot. Their relationship is perfect
as is, and, despite the intense chemistry, Ren refuses to ruin it with
romance. Leo agrees to teach her, with one condition— she must live on
site with him… and somehow survive the temptation.

You’ d better be sure…

Skeptic, sword-swinging Leo has loved Ren since she mistook him for a
hardware employee in the plunger section two years ago. While he took his
time winning her trust, she caged him in the friend zone. He’ s done hiding
his feelings, and living together— working, sleeping, playing—
at the Gothic mansion he’ s renovating will convince her that best friends
make the best lovers.

It’ s meant to be forever.

Ren resolves to resist Leo, even if he bends every rule. Discovering the
mansion’ s secrets— and lingering spirits, no matter what Leo
claims— offers distraction enough. But with her defenses splintering,
one kiss is all it takes to shatter every boundary, one night of passion to
believe in happily ever after… and one crumbling letter of unrequited love
to awaken ghosts forgotten. If Ren and Leo can’ t piece together the past
for two lost souls, they might lose more than their hearts.

Excerpt

Hours later, midnight darkness lured Karen from some dream she
couldn’t remember. She sat up and scrubbed her fingers through her
hair. Moonlight spilled through the windows and shimmered over walls,
softening the boarded-up hole across the room. The draped furniture slouched
in the corner like fallen curtains. She’d left her door ajar after
learning it didn’t latch right, another project added to her
learn-to-do list, and it remained open a wedge.

A silhouette darkened the doorway, and her pulse jumped. Leo eased past the
door, shirtless in the shadows. He looked at her, and his burning gaze stole
her breath.

“Leo?”

Without saying a word, he padded toward the bed, his bare feet silent on
the rug, black boxers clinging to his muscular thighs.

With Leo, she never worried about appearances, but the silky tank top
she’d worn to bed left zero to the imagination. Her face warmed.
He’d have to be blind to miss how he affected her physically.

Something had to be wrong. He wouldn’t enter a woman’s bedroom
without permission or knocking, not even if she happened to be his best
friend. But the fire in his eyes erased all words from her brain, and when
he crawled onto the bed on all fours, holding her gaze, she melted. Holy
hell, he was a masterpiece, the powerful lines of his body hypnotic in the
muted light.

As he approached with animal grace, she couldn’t react, lulled by the
skewed sanity of the darkness and fantasy coming to life before her eyes.
Straddling her legs over the blankets, he didn’t stop until he planted
his palms on each side of her hips, caging her. Heat radiated from his bare
skin, easing the chill of the air on her naked shoulders and arms. His
breath brushed her lips.

“What are you doing, Leo?” The words hardly counted, more a
rasp in her throat.

Leaning in, he bypassed her mouth and nuzzled her ear. “Tasting
you.” He nibbled her lobe and tugged with his teeth, then licked the
sting away. “Hmm. Luscious.”

A shiver trembled through her as the stubble on his cheek scraped her jaw
and he pressed his lips to the sensitive spot beneath her ear. She fisted
the sheet to keep from touching him. She should stop him, push him away,
tell him to leave. But he trailed his lips to her shoulder, and the thought
spun away, beyond her power. Her eyes closed of their own accord.

Denying the touch she’d dreamed of for so long was impossible. The
fact that Leo was her best friend slithered out of reach. He rested his hot
hand on her hip, and the magic of his mouth killed everything except
desire.

“I’ve waited too long for you, Ren.” He sat back on his
heels, his knees spread on either side of her thighs, and cupped her face.
“Far too long.”

About the Author

C.J. Burright

Once upon a time, a girl with flat hobbit feet dreamed of adventures in the
woods with an elven hero, fighting off orcs and saving magical rings. All
grown up now, C.J. Burright resides in Oregon (at least she got the trees).
While she faces her duties at the law office day job, she avoids writing
legal thrillers and instead turns toward romance—contemporary
(sometimes with a supernatural flair), paranormal or fantasy. With a 5th Dan
Black Belt in Tae Kwon Do, it’s no surprise she prefers feisty
heroines who aren’t afraid to jump into the fight. Her slivers of
spare time are spent working out, gardening, playing the latest
Assassin’s Creed, and rooting on the Seattle Mariners, always with
music. She shares a house with her husband (not elven, alas, but a fine
alternative) and a devoted cat herd while missing her daughter from afar. C.
J. is represented by Brittany Booker of The Booker Albert Literary
Agency.

Excerpt

She blocked his overhead strike and lashed out so hard and fast with the
end of her staff that she finally found her mark directly over his heart.
The impact forced him to his knees. Clutching a hand to his chest, he leaned
forward. His hair fell over his face, blocking his view of her overhead
strike. It fell across the back of his head and knocked him downward so that
he scarcely had time to break the fall with his hands. Instinctively his leg
lashed out and swept her feet out from under her, sending her crashing to
the grass.

Charlie hit the ground with a grunt and remained there for a few seconds,
catching her breath. Jocelyn recovered first and sprang to his feet,
offering her his hand. She took it, her gaze fixed on his.

“Excellent,” he said. “You stunned even me.”

“You weren’t expecting it.” She hated the quiver in her
voice. Her hands trembled with the surge of emotions he’d aroused. Now
that she’d calmed a bit, she realized why he’d been so awful.
He’d deliberately taunted her into fighting him without holding
back.

“No, and I haven’t underestimated anyone in a very long
time,” he admitted. “None of us are ever too old to
learn.”

“I’m sorry if I hurt you.” She tried pulling her hand
from his.

“Don’t worry about it. You needed to know you can fight us.
Edrik is powerful, but you’re not necessarily at his mercy, not as
long as you’re my apprentice.”

“I couldn’t ask for a better teacher.” She said with
heartfelt honesty.

“Nor I a better student.” He dropped her hand, collected their
weapons, and placed them against the wall. “I think that’s
enough for tonight. You may go inside if you want. I’m staying here
for a while longer to practice.”

“Do you mind if I watch?” Not only did she find his athleticism
aesthetically pleasing, but she learned from observing his technique.
Settling herself on the wall, she stretched her arms and shoulders before
she became so involved in him that she stared, motionless.

In the center of the yard, he practiced kata, a pre-planned series of
movements resembling a powerful, graceful dance, though it was actually a
mock fight against an imaginary opponent. She’d never seen anyone
perform with his liquid grace and subtle power born from natural talent as
well as centuries of practice. Watching the play of muscles beneath the
black tank top that clung to his perspiring body, she imagined how it would
feel like to be enveloped in his sinewy arms.

As if sensing her thoughts, he turned to her, his dark eyes reflecting the
torch flames, his lips parted slightly.

Lightning flashed in the distance. He gazed skyward just before fat
raindrops fell through the trees. He approached, but to her surprise,
instead of reaching for the staffs, he stepped between her legs, took her
face in his hands and covered her mouth in a possessive kiss.
Charlie’s heart raced. Moaning softly, she closed her eyes and wrapped
her arms around his neck and her legs around his lean waist.

Daisy had slept — more like tossed and turned — at Sally’s the
previous night. It felt weird leaving her vehicle behind at the harbor, the
rusty hunk of junk being her most valuable possession. She’d been told
to bring a bag in case this worked out and she could spend the night
settling in. Everything she owned fit into a large suitcase and overnight
bag, so she decided to bring it all. After grabbing her pillow, she looked
at the small pile on the ground. So little to show for twenty-one years of
life. It caused a wave of melancholy to wash over her while locking the
car.

She’d looked for the boat called Siren. It didn’t take long.
The huge thing was no boat. This was a yacht. “Wow,” she
muttered to herself.

“Do you like her?” a male said from behind her.

Daisy jumped, but she didn’t look to see who’d asked.
“It’s pretty. I’ve never been on a boat
before.”

“Are you Daisy Daniels?”

When she heard her name, she turned. Her mouth went dry. She’d seen
an episode of his TV show with Sally here and there, but she’d always
been more interested in playing with her phone than the program. She vaguely
recognized this guy as one of the hotties Sally drooled over. He
wasn’t just TV pretty. This guy was hot. A total hunk. His long black
hair, casually tied back in a ponytail, made her a bit envious. He had a
black goatee and eyes so brown they could have been black. His skin, tanned,
and his upper body, powerful. His arms looked like they belonged to a body
builder. She opened her mouth, at a loss for words.

He grinned, as if amused. “You do realize this job is on an island.
The only way off and on is by boat. Are you sure you’re up for
it?”

Mort’s had already replaced her with another temp. She needed this
job. Nodding, Daisy dropped her overnight bag and stuck out her hand.
“I’m up for it.”

“River Waterson.” He shook her hand firmly.

Daisy picked up her bag. She couldn’t help wondering if it was
actually his name or a stage name for his reality show.

“Let me take something for you,” River offered. He gave her a
tight smile.

“You don’t have to do that, Mr. Waterson. It’s not
heavy.” Years of having things stolen made Daisy nervous to hand off
her belongings.

“Don’t worry, I won’t run off with it.” He held out
his hand. “And please, it’s River. Three Mr. Watersons could get
a bit confusing.”

Daisy nodded. Wanting to seem cooperative and make a good impression, she
reluctantly let him take the handle of her suitcase. He rolled it behind him
as they approached the boat.

They walked to the dock and then up a wobbly metal ramp. Daisy took hold of
the railing, feeling a little woozy.

“Careful. You’ll need to get those sea legs if we all agree
you’re a good fit,” River said.

Worry nibbled at the back of her mind. His words reminded her this
wasn’t a sure thing, but an interview. Whatever happened, she’d
just have to figure things out. Silently, she cursed Sally’s idea. It
wasn’t as if Daisy qualified as maid material. These guys would
probably see that. At least Sally would be obligated to let Daisy crash at
her place.

“Do you have time left on a lease somewhere?” River
asked.

Daisy mentally cursed. She still wasn’t totally sure how to frame her
lack of permanent address, so she didn’t sound flighty. And was this
guy some kind of mind reader or just super perceptive?

EXCERPT

The man who had broken my heart on my twenty- third birthday walked out of the backroom. Eight years was a long time. My heart had since healed. Or so I had thought. Seeing him again ripped open old wounds. And darn it if he didn’t look as attractive now as he did then. It would have been easier to run into him again if he were fat, bald, and ugly. But he was just as handsome as before—all tall and sinewy. He still wore his black hair shaved close to his head, and I recognized his Hawaiian shirt as one I’d bought.

After the long road trip, I had to be a sight and not a knock ’em dead one. I almost twitched my nose, ready to cast a spell to smooth my hair and add a little color to my cheeks, but stopped. With my luck, magic would decide the enchantment was for personal gain and turn me into a hag. I ran a hand over my head instead.

“A customer thinks your ice cream is delicious. What else?” Karly said.

“Thank you.” Roman threw a friendly grin my way. His mouth fell open. “Peyton?”

Since vanishing in a puff of green smoke wasn’t an option—partially because it would expose magic and partly because I wasn’t even sure that was possible—I returned his smile. I wouldn’t let him see me rattled.

“Do you two know each other?” Karly asked.

“Ah…yeah.” Roman’s jaw muscle twitched the way it always did when he was flustered. I bet he wished he could vanish in a puff of smoke too.
